The Jefferson Park Revitalization project started as a Capital Needs Assessment followed by Feasibility Studies performed by BWA Architecture before we were awarded the design project through competitive selection process. The new site plan re-establishes connections to the surrounding neighborhood and provides programmed open spaces with community amenities for play and passive recreation. The urban design is centered on the notion of equity, providing individual front doors for as many residents as possible, enhancing privacy and connection to place. 278 units are spread across 9 Passive House Pre-Certified buildings on an 8.3-acre and include a Head Start early education center, community center, and property management and maintenance offices.
The project was developed under the Affordable Housing Overlay, a new zoning ordinance which allows as-of-right development of affordable housing so long as the project meets a stringent set of design and planning requirements. After an intensive period of engagement with City reviewers, neighborhood interests, and residents, Jefferson Park became the first multi-building project to be permitted under this ordinance. The project has received funding from several private and public sources, including tax-credit financing.
